That’s because there is limited information provided in online listings but, there is a lot more behind the scenes that should be considered. The online shopper is unaware of this. Without extensive local knowledge and experience, viewing listings online is akin to severe tunnel vision. There is so much more to consider beyond the home itself such as the community in particular. You are purchasing the community as much as you are any given property.
By example: a simple search for three bedroom homes in Naples (new and resale) will return more that 400 results. (See photo below). How do you make sense of it all?

We have all seen the signs and have looked at the developer’s websites that offer a wealth of information. I use them all the time. But, what does it mean when the sign says “Priced from the high $200s” or the website price for a model home is stated as “$347,000”?

Why is this important?
In southwest Florida almost all buyers I work with are from another part of the country or another part of Florida. Sometimes the buyer’s knowledge of the area is quite intimate built up over many years of vacationing and/or seasonal residence leading up to a buying decision as a more permanent seasonal home and/or a property purchase now that will become a primary residence in the not to distant future.
Often prospective buyers will vacation and rent in an area that may or may not be where the ideal purchase would be. Other buyers are far less knowledgeable about the area with only infrequent or just a few visits to the area.
One thing remains constant, Florida’s sunshine, outdoor lifestyle, moderate cost of living, and no income tax continue to bring people to the area.
