COMBINED INVENTORY – Naples, Bonita/Estero
Total inventory continues to climb. August 2015 marked the first month moving into the Fall season where inventory turned the corner and ticked up just a tad over 100% of the previous month, July. Now in September we see the positive gains in inventory continue and improve with a 2.3% gain over August. We are well on the way to the peak inventory which will occur in December or January. My best guess will be December as eager sellers try to get ahead of the market.

CLOSED SALES – Naples, Bonita/Estero
Mixed results between the Naples and Bonita/Estero markets – The overall sales volume for September in Naples was dead even with September 2014 and down about 6% month-over-month.
Meanwhile, the Bonita/Estero market fared much better with month-over-month increase of 16% and year-over-year increase of 12% for overall sales volume. Single-family homes in Bonita/Estero posted the largest gain at 22%.

AVERAGE PRICE PAID
Up and up – the overall price paid for a property in Naples was up 16% year-over-year and 7% month-over-month. Despite slight ups and downs on a month-over-month basis for the past 13 months, each and every month has been 3% to 27% above the same period over the previous year. Said another way, if you purchased a property in the past 13 months, on average, you paid about 13% more than if you made the same purchase one year prior.
The average price paid for a single-family home was $679,000 and $342,000 for a condominium.
MEDIAN SALE PRICE

Up and up, again – The median price paid for a property rose 19% and 3% year-over-year and month-over-month respectively.
The median price paid for a single-family home was $365,000 and for a condominium it was $221,000.
Bonita Springs – Estero
AVERAGE PRICE PAID
Up and up. Year-over-year and month-over-month we see a 36% price paid increase and a 9% price paid increase respectively. Year-over-year comparisons really tell the story, show the trends, and smooth out the bumps in the monthly numbers. These numbers are all raw data and no attempt is made to seasonally adjust. The average price paid for a single-family home was $529,000 and $269,000 for a condominium. Condominiums dropped quite a bit from $360,000 and single-family homes had a whopping increase from $408,000.
MEDIAN SALE PRICE

Up and up – Median prices jumped up year-over-year. The overall median price paid was up 25% year-over-year and up just 1% month-over-month. The year-over-year increase, however, is quite significant as it represents now 30 consecutive months of year-over-year increase. Wow!
The median price for a single-family home remains at $345,000 and for a condominium $229,000.
