It’s almost here… The peak inventory for the winter season which will very likely occur in the January 2016 numbers when reported. But for now, the peak inventory for the year 2015 was indeed January 2015. December 2015 posted an overall month-over-month increase of just over 6%. This is on par with the increase we saw from October to November 2015. It is very much worth noting that the inventory in December 2015 is 5% higher than it was one year ago. This is the first time this has happened in the last thirteen months and only the second time in the history that I have been keeping which is four years.

CLOSED SALES – Naples, Bonita/Estero


Large increases in closed sale volume in both the Naples and Bonita/Estero markets – The overall sales volume for Naples and Bonita/Estero increased dramatically – Naples was up 19% and Bonita/Estero was up 41% for December 2015.


On a year-over-year basis Naples is behind by 16% and Bonita/Estero are behind 22% for the total volume of closed sales.

AVERAGE PRICE PAID

UP and Down. – The overall price paid for a home in December 2015 was 6% higher that it was in December of 2014. However, the same number represents a decrease of 11% month-over-month following three consecutive months of year-over-year and month-over-month increases.


The average price paid for a single-family home was $617,000 down from $747,000 and $400,000 for a condominium down from $402,000.


MEDIAN SALE PRICE

(The number where 50% of the homes sell above and below.)
UP and Down, too. – The median price paid for a property rose 11% year-over-year and there was no change month-over-month so it remains at $315,000. The median price paid has increased each month on a year-over-year basis for 41 consecutive months.


The median price paid for a single-family home was $380,000 and for a condominium it was $259,000.

UP and Down. – Year-over-year and month-over-month we see a 16% increase year-over-year and a 3% decrease month-over-month. Year-over-year comparisons really tell the story, show the trends, and smooth out the bumps in the monthly numbers. The numbers I use are all raw data and no attempt is made to seasonally adjust. Considering the past 11 months, each month the year-over-year average price paid has increased for all but one.


The average price paid for a single-family home was $472,000 down from $495,000 and $333,000 for a condominium down from $342,000.


MEDIAN SALE PRICE


(The number where 50% of the homes sell above and below.)
UP! – The overall median price paid was up 12% year-over-year and it was up 6% on a month-over-month basis at $300,000. The year-over-year increase continues its streak now with 33 consecutive months at or above 100% on a year-over-year basis.


The median price paid for a single-family home is now at $395,000 and for a condominium $235,000.
